The request
The referring partner was an agency working with international clients. Their client had a clear brief: a modern condominium in Pattaya, near the sea, in a building with a strong management company, budget around THB 5 million for a first unit, with an interest in a second purchase if the first went well. The partner recorded exactly that in the partner account.
Notice what the brief did not say: it did not say Thailand in general, and it did not say maybe. It said Pattaya, sea, management, THB 5 million, possibly more.
Day 1 to day 3
The IBG Property team in Pattaya called the client the same day. Because the brief was specific, the team could shortlist three buildings on the first call. The client chose to focus on the selected condominium, a completed project in the Na Jomtien area. On day 3 the client reserved a unit for THB 5 million.
Day 3 to day 30
The first purchase went through the normal steps: contract, international transfer, foreign quota confirmation, registration. During that process the client saw how the building and the management company operated and decided the second purchase made sense sooner rather than later. By day 30 the client had reserved a second, larger unit. The total value of the two purchases reached THB 15.3 million.
The partner’s side
The partner did three things: qualified the client, obtained consent, and submitted the brief. Then they followed the status updates in the partner account. They did not fly to Thailand, did not negotiate with the developer and did not handle paperwork. After both transactions closed, the partner received USD 10,000 in commission under the terms of the partner agreement.
Why it worked
A specific brief. The local team did not waste the first week guessing.
A ready client. The client had the funds available and had already decided that Thailand was the market. The partner had done the qualification work before referring.
Attribution recorded. The second purchase was made after the client was already in contact with the local team. Because attribution was recorded in the partner account from the first submission, the partner was paid on both purchases.
What this case is not
It is not a promise. Most referrals do not turn into two purchases in a month. Some take three months, some take a year for an off-plan unit to complete, and some do not close at all. This case is published because it shows the mechanics clearly: qualification, brief, local work, attribution, payment.
