How to agree your overseas property referral commission

Confirm the fee, calculation basis, client attribution and payment trigger before referring a buyer. A commission checklist for real estate agents.

Last updated: IBG Property4 min read

Four terms to confirm in writing

  1. The fee: a fixed amount or a percentage with a clearly defined calculation basis.
  2. Client attribution: how prior enquiries, a different property and repeat purchases are handled.
  3. The payment trigger: the contractual event that makes the fee payable.
  4. Settlement: timing, currency, required documents and any applicable deductions.

“Paid after the sale” is not precise enough. A deposit, signed purchase agreement and buyer payment can happen at different times. Ask which event your agreement refers to.

Check the calculation

In the IBG Property model, the partner receives an average of 30% of the agency commission. This is a share of the agency fee, not 30% of the property price.

For example, a hypothetical USD 200,000 property with a 10% agency fee produces USD 20,000 in agency commission. A 30% partner share of that fee is USD 6,000, or 3% of the property price. These figures explain the model, not a universal tariff or a confirmed payment in a published case. Agree the amount, applicable deductions, payment trigger and timing for the specific property.

Partner account access and agreed transaction support are free for the partner. IBG Property bears its own team costs. Free participation for a partner does not remove the buyer’s purchase costs.

Do not assume that the developer’s entire agency fee is your referral reward. The partner’s share may use a different calculation. Request confirmation for the specific property.

Read case studies in context

Company-supplied cases include a USD 3,400 partner fee on one purchase and USD 7,600 on another. A separate Pattaya case records USD 10,000 for two purchases by one client. These are different transactions, not a promised earnings range.

Use the cases to understand the role of consultation, shortlisting and follow-through. One buyer’s budget increase, completion time or fee is not a forecast for your next enquiry.

A message to send before introducing a buyer

“Please confirm how this client will be attributed to me, my fee for the selected property, the payment trigger and the settlement period. What changes if the client switches projects, withdraws or makes another purchase?”

Keep the response with the applicable agreement. Ask a qualified adviser about tax and professional requirements in your jurisdiction. This guide helps you prepare questions; it does not replace a contract or tax advice.

Reproduce the illustrative calculation

Step Illustrative amount
Property price USD 200,000
Agency fee: 200,000 × 10% USD 20,000
Partner share: 20,000 × 30% USD 6,000
Partner share as a proportion of price 3%

The calculation is price × agency fee rate × partner share, if that is the basis in your agreement. A fixed fee or a differently defined basis requires a different calculation. The example is not take-home income after taxes or every possible deduction.

A fee confirmation sheet for a selected property

Ask for the property reference, agreed price, calculation basis, your rate or amount, applicable deductions, payment currency, contractual trigger and settlement period. Record who confirmed the terms and when. If the buyer changes projects, check whether the confirmation still applies.

Useful distinctions are calculated, confirmed as payable and actually paid. Do not report the first as the last. Reservation, purchase and referral payment explains these milestones through three company-supplied accounts.

What to check if settlement is delayed

First establish whether the agreed trigger has occurred. Then check whether the required documents were accepted, the amount is confirmed and the contractual settlement period has elapsed. If the trigger depends on the agency receiving its fee, ask what period applies after that receipt.

Keep the enquiry specific and use the agreed dispute procedure if necessary. A lack of an update does not establish the cause of a delay, and an individual published case does not set a universal payment deadline.

Prepare without sending personal data

You can explore the free account and discuss the programme before you have a buyer. Use the buyer brief guide to prepare the introduction. Obtain the buyer's permission before passing contact details, and confirm attribution separately from the fee amount.

Frequently asked questions

Is there a minimum reward for every lead?

No universal minimum should be assumed. A fee depends on the agreed transaction conditions, not simply on sharing a contact.

When will I receive payment?

Confirm the timing and payment trigger in the specific agreement. A buyer’s deposit does not automatically make a referral fee payable unless the terms say so.
