Getting started

From registration to your first transaction

You manage the client relationship. IBG Property handles the agreed local work.

I am exploring the programme

Read the workflow and case studies first. You do not need a current buyer to get started.

See the partner account
01

Create your account

Register with Google or your email. Confirm client attribution and commission terms with your manager before sharing a client.

02

Introduce the buyer

Clarify the purpose, budget and timing. Obtain the buyer’s consent and submit their contact details with a detailed description of the enquiry.

03

Follow the transaction

The team arranges shortlists, viewings and negotiations. View the stages of work with your client and the team’s feedback in your partner account. Check updates there first and contact your manager only if you cannot resolve a question through the account.

04

Receive your agreed fee

Commission is paid when the conditions in your partner agreement are met. Confirm the amount and payment timing for each project.

A detailed brief helps the local team understand your buyer’s needs before the first conversation.

Before your first enquiry

Inside your partner account

Read the materials and learn the workflow before a buyer enquiry arrives. You do not need a current buyer to explore the programme.

  • Training

Sales scripts, objection handling and partner case studies in a dedicated section.

  • Buyer enquiry

Contact details, language, destination, budget and a comment give the local team the context to start.

  • Your enquiries

A list with stage, location and date filters helps you find an enquiry.

What to include in your first enquiry

Submit the buyer’s contact details with a detailed enquiry. A clear brief gives the local team a useful starting point.

  1. Purchase purpose and preferred destination
  2. Total budget, initial payment and preferred payment schedule
  3. Purchase timing and availability for viewings
  4. Essential requirements and properties already considered
  5. The buyer’s main question and an agreed next step
Share contact details only with the buyer’s consent. Do not include passports or other unnecessary personal documents in the first enquiry.

Two cities, two different buyer strategies

Phnom Penh
The capital and business centre. A focus on urban homes and long-term rentals.
Sihanoukville
Port, industry and coastline. Potential tenants range from professionals to tourists; market uncertainty is higher.
USD
Many property and rental prices are quoted in US dollars. Confirm settlement terms in the contract.
Infrastructure
Techo Airport and the expressway between Phnom Penh and Sihanoukville. Assess access at the individual district level.

Understanding your fee

Your share of the agency commission

Programme access and agreed transaction support are free for the partner. Your referral fee is a share of the agency commission, not the entire property price.

Illustrative calculation$200,000

hypothetical property price

10%Agency commission in this example
$20,000
30%Partner share of the agency commission
$6,000

In this example, the partner receives 3% of the property price.

Agree these before sharing a contact

  1. Client attribution

How prior enquiries and duplicate contacts are handled.

  2. Your fee

Your share, its calculation basis and the amount for the property.

  3. Payment

The event that makes the fee payable, settlement timing and currency.

  4. Changes to the purchase

What happens if the buyer changes projects, withdraws or buys again.

Read the calculation and payment guide

The 10% agency fee and average 30% partner share illustrate the model. They are not a universal rate for every property. The amount, payment trigger, timing and applicable deductions depend on the specific transaction terms.

Agent questions

What to know before registration

No. Partner account access and agreed transaction support are free for the partner. Your referral reward comes from the agency commission under the specific transaction terms. This does not remove the buyer’s property purchase costs.
