Start with the buyer’s plans
A villa can be a family home, a winter base or a rental property. Those uses lead to different questions about layout, location, running costs and management.
In its 9 June 2026 post, IBG Property explains the thinking behind Rise Villas. Privacy, interior design, a private pool and service feature in that description. It is a project concept, not evidence of future rental performance.
What to request before recommending it
Ask for current floor plans, specifications, construction status, payment terms and the ownership documentation relevant to your buyer. If rental use is part of the brief, request the management agreement, all owner costs and more than one occupancy scenario.
Renderings help explain the architecture; they do not replace the specification. The villa image comes from the 11 June 2026 IBG Property post.
A useful brief for the local team
Include the purpose, budget, timing, intended personal use and essential requirements. If the buyer is comparing a villa with a condominium, say so. Discuss the enquiry with IBG Property and confirm project-specific commission terms before referring the buyer.
