Prepare before the buyer arrives

A Phuket visit can help a buyer understand the market. Without preparation, it can also become a sequence of impressions that are difficult to compare. The 8 August 2026 IBG Property post raises the problem of an emotional villa purchase. The useful lesson for agents is to support photographs and personal impressions with information that can be checked.

Before arranging appointments, clarify intended use, total budget, a comfortable initial payment, decision timing and essential requirements. Ask which projects the buyer has already seen and why they rejected them. This avoids repeated viewings that add no useful information.

Build a workable viewing route

Agree the areas before selecting individual properties. Allow time for travel and a discussion after each appointment. If several people are involved in the purchase, understand their requirements before setting off.

Prepare a record for each option: price and quotation date, floor area, readiness, proposed payment schedule, included items and outstanding documents. Keep verbal assurances separate from agreed terms.

During the viewing What to check or request
Access Road conditions, walking access and parking
Surroundings Noise, nearby construction and essential services
The home Layout, light, privacy and the view from the actual unit
Running costs Charges and equipment maintenance
Rental plans Management terms and assumptions behind projections
Purchase arrangements Documents and conditions for a qualified adviser to review

Ask for specific feedback

“Did you like it?” rarely produces enough information. Ask which requirement the property meets, what rules it out and what the buyer still needs to know. Liking an interior but disliking the neighbourhood calls for a different response from rejecting the layout.

Separate impressions from facts. “It feels welcoming” is an impression. “This payment is due by this date” is a condition that needs documentary confirmation.

Know when to pause before reserving

If the price, payment schedule, included items or cancellation terms remain unclear, obtain answers first. An attractive show unit does not resolve questions about the actual apartment. A return flight is not a reason to commit before the necessary checks are complete.

The Nai Harn studio case shows how local visits and an agreed payment schedule helped one buyer decide. It does not promise the same timing or terms for every enquiry.

Keep the local team working from the same brief

Submit the buyer’s contact details with a detailed description of the enquiry, after obtaining consent. Update the criteria after viewings and record the next step. Check progress and feedback in the partner account. Contact the manager if the answer is not available there.

Frequently asked questions

Does a buyer need to choose during the first trip?

No. The purpose may be to compare areas and refine the brief. A reservation decision should follow the necessary information and checks, not the travel schedule.
