A budget figure is not a payment schedule
A buyer may have a suitable overall budget but be unable to meet a particular schedule. This is not always a sign of uncertainty about the property. Funds might be held in a deposit, depend on another sale or be needed for other commitments.
Separate the full purchase budget, currently available funds and timing of later payments. A longer payment period does not automatically make a commitment comfortable or affordable.
What the partner case actually shows
In the partner-channel account supplied by the company, a buyer considered Phuket property with a budget of USD 100,000 to 200,000. After visiting different areas, the buyer chose a 36 m² studio priced at THB 4,320,000.
The account describes 50% at the initial stage and the remaining 50% one year after receiving the keys. The confirmed outcome in the material is a reservation. It does not establish completion of all payments or a partner commission amount.
These are terms from one historical case, not a current offer. The full case with the floor plan and interiors remains available separately.
Five questions before discussing instalments
- What amount is available now without disrupting the buyer’s other commitments?
- When is the balance expected, and how certain is that timing?
- Is each payment tied to a calendar date or a contractual event?
- Which costs sit outside the quoted price?
- What does the agreement say about changed dates or cancellation?
Record the buyer’s actual answers. If the arrival date of funds is unknown, say so. Do not turn an assumption into a commitment to the seller.
Compare two schedules on the same basis
List the full price, reservation amount, initial payment, later instalments, dates or milestones and additional costs side by side. Clarify whether the reservation amount is part of the initial payment. Have the contractual terms checked by an appropriate adviser.
A payment after receiving the keys should not automatically be treated as a payment after title registration. If an offer uses different terms, clarify what they mean in that particular contract. Do not assume rental income will cover the next instalment: future revenue remains uncertain.
Record the enquiry in the partner account
Submit the buyer’s contact details and a detailed brief after obtaining consent. Include the comfortable initial payment, availability dates and constraints. Check proposals, progress and feedback in the account.
If access to funds is delaying the purchase, use the buyer follow-up guide. The image is supplied with the case. The property name and participants’ identities are not disclosed.
Frequently asked questions
Can another buyer obtain the same 50/50 terms now?
The case does not establish current availability. Confirm the terms again for the specific property and enquiry date.
Does a reservation mean the purchase is complete?
No. Reservation, contract signing, payments and registration are distinct stages. The source material confirms a reservation.
