After-sales property support: what agents should clarify

Clarify support after a Thailand property purchase: payments, construction updates, handover, management and progress in the partner account.

Have the aftercare conversation before the transaction

Buyers may be comparing similar apartments but expecting very different levels of service. Who tracks the next payment? Who confirms that the property is ready? Who helps after the keys are handed over? Leaving these questions until after signing can create a gap between expectations and agreed responsibilities.

The 6 August 2026 IBG Property post discusses documents, payments, construction updates, handover and management. Agents can use these topics to build a checklist. Confirm the actual scope and responsibility separately for each transaction.

Break support into clear stages

Stage What to agree
After reservation Required documents and responsibility for checking completeness
Payment Where confirmed bank details, amounts and deadlines are supplied
Construction Update frequency and the information covered
Handover Attendance, recording defects and checking remedial work
Management Who selects the operator and which terms are compared

Identify what is included in the cooperation and what needs a separate agreement or fee. Legal review, technical inspection and rental management may involve different specialists. Do not describe them as one free package without confirmation.

Ask for useful reporting, not just attractive photographs

A construction photograph can show progress, but a useful update should answer a buyer’s question. Which stage does it show? When was it taken? Have agreed dates changed? Does the buyer need to do anything now?

At handover, recording defects is only part of the process. The buyer also needs to understand how completion of remedial work is checked. For rental management, booking figures alone are not enough: costs, deductions and the owner’s final statement matter too.

Use the partner account as the first point of reference

The partner account is where the referring agent checks progress and feedback. Keeping the enquiry in one place avoids reconstructing it from separate messages.

When information is missing, ask a specific question about the stage, deadline or document involved. Agree the appropriate process for sensitive documents rather than forwarding them into unrelated chats.

Explain the actual commitment to the buyer

In the after-purchase support case, understanding the agent’s continuing role mattered to the buyer. That does not justify a promise of unlimited assistance. A clear account of who is responsible for what is more useful.

Before referring an enquiry, confirm cooperation terms and obtain the buyer’s consent. The management checklist supports a separate discussion about letting. Frequently asked questions

Are all aftercare services included in the commission?

A general service description does not establish that. Ask for the included services, limitations and any separate costs for the specific arrangement.

Where should a partner check progress?

Check stages and feedback in the partner account. If the question cannot be resolved there, contact the manager with a specific request.
