Ask what the buyer expects to do there
A property that works for a short holiday may not suit year-round family life. Ask how often the buyer will visit, who will stay and which daily journeys matter. A sea view cannot compensate for a location that does not fit those routines.
Compare complete budgets
Comparisons with Spain, Dubai or another market need like-for-like properties, current prices and the associated purchase and ownership costs. A broad claim that Phuket costs half as much does not help a client choose a specific home. Date any currency conversion and confirm the seller’s quote.
Discuss rental use separately
If the buyer expects rental income, request the management terms, expense breakdown and assumptions behind the projection. Consider personal-use periods as part of that discussion. A forecast is not realised income or a contractual guarantee.
Turn interest into a brief
Record purpose, total budget, payment timing, required readiness and non-negotiable features. Then ask for a relevant shortlist and the documents needed to check the specific purchase structure. Use the Thailand selection guide to organise the comparison.
If a local team will join the search, explain its role and obtain the buyer’s consent before sharing contact details. Confirm referral commission terms separately from the property recommendation.
